5 districts with the cheapest rental prices in Istanbul

While the highest rental prices in Istanbul were seen in the Sariyer district, 5 districts with the cheapest rental prices in the city were determined.

According to the data of Endeksa.com, among the districts of Istanbul, Sariyer, Besiktas, Bakirkoy, Kadikoy and Beyoglu were the ones with the highest average square meter rental value, while the lowest ones were Sancaktepe, Silivri, Sultanbeyli, Arnavutkoy and Catalca. The districts with the highest return on housing investment are Beykoz, Besiktas, Sariyer, Bakirkoy and Kadikoy.

According to the Endeksa data, rental houses in Sariyer average 116 square meters, the average square meter rent is ₺29, the average rent is ₺3,473, and the return time of the housing investment is 39 years. Rental houses in Besiktas are on average 100 square meters, average square meter rent is ₺29, average rent is ₺2,850, return time is 41 years. Rental houses in Bakirkoy are approximately 110 square meters, the average square meter rent is ₺26, the average rent is ₺2,863, the return time is 36 years. Rental houses in Kadikoy are 120 square meters on average, average square meter rent is ₺24, average rent is ₺2,820, return time is 36 years. Rental residences in Beyoglu are on average 85 square meters, average square meter rent is ₺24, average rent is ₺2,157, return time is 20 years.

When the districts with the lowest rent per square meter are examined, it is seen that the rented houses in Sancaktepe, Silivri and Sultanbeyli are on average 100 square meters and the average square meter rent is ₺10. The average rent in Sancaktepe is ₺1,038, the return period is 25 years, the average rent in Silivri is ₺1,000, the return period is 26 years, the average rent in Sultanbeyli is ₺969, the return time is 28 years.

Rental residences in Arnavutkoy are 95 square meters on average, average square meter rent is ₺10, average rent is ₺950, return time is 25 years. In Catalca, the rental houses are on average 95 square meters, the average square meter rent is ₺9, the average rent is ₺887, and the return time is 31 years.

THE DISTRICTS WITH THE HIGHEST RETURN PERIOD IN HOUSING INVESTMENTS

Beykoz, Besiktas, Sariyer, Bakirkoy and Kadikoy are the districts with the highest return on housing investment among the districts of Istanbul. In Beykoz, where the return period is 56 years, rental houses are on average 120 square meters, average square meter rent is ₺16, average rent is ₺1,903, return time is 56 years. The districts with the lowest return time were Beyoglu, Fatih, Gungoren, Gaziosmanpasa with 20 years, Beylikduzu with 19 years and Esenyurt with 16 years.
