
Shopping malls in Anatolian cities across Türkiye have become an increasingly powerful driver of economic activity, with growth in regional malls surpassing that of Istanbul in 2025, according to industry data.
The rise in retail activity outside Istanbul highlights a shift in consumer spending and investment toward Anatolian provinces, where new shopping centers and expanding retail networks are stimulating local economies.
Sector representatives say malls in cities such as Ankara, Izmir, and other regional hubs are experiencing stronger growth in visitor numbers and sales compared with Istanbul, which traditionally dominates Türkiye’s retail market. The trend reflects changing demographics, urban expansion, and rising consumption in Anatolian cities.
Industry figures indicate that shopping malls remain a major component of Türkiye’s retail sector. The country has nearly 450 malls generating about $55 billion in annual turnover, employing hundreds of thousands of people directly and indirectly.
Experts say the shift toward Anatolian cities has accelerated over the past five years as developers and investors increasingly target regional markets rather than concentrating investments in Istanbul. The expansion is also linked to growing populations and rising purchasing power in many provincial cities.
Retail analysts note that Anatolian malls often serve as key social and commercial hubs, attracting visitors not only for shopping but also for dining, entertainment, and services. This multi-purpose role strengthens local economies and encourages further investment in surrounding areas.
Despite Istanbul’s continued importance as the country’s largest retail market, the rapid development of shopping centers in Anatolia suggests that Türkiye’s retail growth is becoming more geographically balanced, spreading economic activity beyond the country’s largest metropolis.
Industry representatives expect the trend to continue as new shopping centers are planned across multiple provinces through 2026, further reinforcing the role of Anatolian cities in the country’s retail expansion.
