April Sees 75,569 House Sales in Turkiye: Decline of 11.8% Compared to Last Year

In April, Turkiye witnessed a total of 75,569 house sales, marking an 11.8% decrease compared to the same period last year, according to data released by the Turkish Statistical Institute (TUIK).

The figures reveal a notable decline in housing transactions nationwide, with Istanbul, Ankara, and Antalya leading in sales numbers, while Ardahan, Hakkari, and Tunceli recorded the lowest sales.

Overall, housing sales in Turkiye during the January-April period amounted to 355,173, reflecting a 3.7% decrease from the previous year.

Mortgaged house sales experienced a significant decrease of 67.5% in April compared to last year, totaling 7,071 transactions, constituting 9.4% of total housing sales. Throughout the January-April period, mortgaged house sales dropped by 57.0%, reaching 34,693 transactions.

Of the total mortgaged sales in April, 1,744 were first-hand transactions, while 8,313 were recorded during the January-April period.

24,085 First-Hand House Sales

In April, first-hand house sales in Turkiye witnessed a decrease of 10.6% compared to the same period last year, totaling 24,085 transactions. First-hand house sales constituted 31.9% of total house sales, amounting to 112,341 transactions during the January-April period, reflecting a modest increase of 1.3% from the previous year.

Meanwhile, second-hand house sales across Turkiye also experienced a decline of 12.3% in April compared to the previous year, with a total of 51,484 transactions. Second-hand house sales accounted for 68.1% of total house sales, amounting to 242,832 transactions during the January-April period, marking a decrease of 5.9% from the same period last year.

In April, 1,272 Properties Sold to Foreigners: Significant Drop of 50.3% from Previous Year

The number of housing sales to foreigners experienced a notable decline of 50.3% in April compared to the same month of the previous year, totaling 1,272 transactions. These sales represented 1.7% of the overall housing market for the month. Antalya, Istanbul, and Mersin emerged as the provinces with the highest number of property transactions to foreigners, recording 454, 407, and 149 sales respectively.

Throughout the January-April period, housing sales to foreigners witnessed a decrease of 48.4% compared to the same period last year, amounting to a total of 6,957 transactions.

Analysis by nationality reveals that the majority of property purchases were made by citizens of the Russian Federation. In April, the highest number of property sales by nationality were to Russian Federation citizens, with 293 transactions, followed by Iranian citizens with 117 transactions and Ukrainians with 91 transactions.
