Demand for houses close to nature increased by 200%

Due to the pandemic in the world’s leading metropolises, houses close to green and nature have become the favorite of real estate buyers. Demand for apartments adjacent to parks and groves in Istanbul increased by 200% during the pandemic.

Real estate investors’ expectations from luxury have changed. Being a neighbor to green is among the new criteria. Moreover, the increase in value in this type of housing draws attention. It is stated that the potential for value increase in the houses adjacent to the parks and groves is 47% higher than the houses that are not. In the pandemic process, which has been felt for a long time, the longing for nature has clearly made itself felt in the real estate sector. In particular, the demand for houses with access to green areas and where people can be in touch with nature while at home has increased by 228% in houses with gardens and by 100% in houses with balconies. According to the ‘Living By Park 2020’ report of Knight Frank, one of the world’s leading real estate consultancy firms, the expectations of real estate investors from luxury have changed all over the world. Bright, spacious, forest and grove views stand out in the new luxury criteria. According to Knight Frank 2020 The Wealth Report and the World Cities Culture Forum, the price increase potential of the residences adjacent to green spaces, parks and groves has increased by 47% compared to other residences in the city.

5 CRITERIA IN THE PROJECT

DAP Yapi Chairman of the Board Ziya Yilmaz said that they analyzed these changing expectations well and implemented the new concept they designed in Nisantasi. Noting that the Nisantasi Koru project, which officially started to be sold after the pre-booking period, is located between the American Hospital and the Ihlamur Kasri, Yilmaz listed the 5 criteria created to define the ‘new luxury’ concept for the project as follows:

Being located in the center of the city in a world-famous and well-established district: Nisantasi Koru project is located in the center of Istanbul, which connects two continents, in Nisantasi, one of the most established and prestigious districts, where even those coming from outside the city or abroad do not return without visiting. The project is located 650 meters from Abdi Ipekci Street, where luxury and prestigious brands are located, and 300 meters from City’s Shopping Center.

Having a limited number of buildings: Nisantasi Koru, a project with a limited number of residences, brings together only 160 people with a privileged life on 25 decares of land adjacent to the grove.

Private housing options designed with the logic of luxury boats: One of the most important privileges of Nisantasi Koru is high ceilings, large terraces and gardens, large halls, large and comfortable rooms and kitchens… There are infinity pools with private Bosphorus views, ceiling heights of up to 8 meters, garden villa and terrace villa concept and apartment-sized terraces.

Being a valuable work of art that will be passed on from father to son like a legacy, adding value to the city in which it is located: DAP Yapi, which has signed innovative projects in accordance with the characteristics of the regions where the project has developed, offers a project that will be inherited from generation to generation with its features that redefine luxury in the Nisantasi Koru project.

The last criterion is the ‘healthy home’ criteria: DAP Yapi developed the ‘Healthy Home’ concept with the opinions of 58 thousand 300 people in Cekmekoy and 18 thousand people in Nisantasi, along with the pandemic process that affected the whole world. Having realized the first of the Healthy Home concept with the Cekmekoy Ormankoy project, DAP Yapi has now carried the same concept to Nisantasi. It will offer a comfortable life in the center of the city, thanks to the abundant oxygen coming from the forest area, which has an area of 60 thousand square meters, especially the Ihlamur Kasri.

NISANTASI WILL BE AN EXAMPLE TO THE WORLD

While interest in apartments adjacent to the park and grove has increased by 63% in New York, this rate has increased by up to 75% in London. In Istanbul, this increase is estimated to exceed 200% in some regions. Stating that the importance of living next to nature has increased after the pandemic, Ziya Yilmaz said, “We, as DAP Yapi, saw this need and developed a work that will be left as a legacy from generation to generation with the Nisantasi Koru project, which will be shown with fingers in the world and will preserve its value for years. People who come to Nisantasi after the project is over will want to visit this project as well. This project, which is a combination of DAP Yapi’s innovative vision and Emlak Konut assurance; In Nisantasi, the apple of the eye of our world capital, Istanbul, which connects two continents, it will be a work as precious as a jewel that will add value even after 50 years.”

LIVING NEXT TO A GROVE

Ziya Yilmaz, stating that they have developed a project that will gain value over the years with its architecture and design, said: “People who dream of a life beyond luxury have always preferred the real estate located next to the park, green areas and grove both for living and for investing because it is a rare apartment. For this reason, almost everywhere in the world, apartments adjacent to parks and groves have always been precious investment products such as jewelry. The masses, who spent a long time in quarantine at home with the effect of the pandemic, now know the value of their lives much better and if they do not have a chance to live in a green nature, they head towards parks and groves with plenty of green space in the city center. Even periods in which annual housing price increases such as London and New York rise by 5% are interpreted as ‘hard price increases’ by foreign economists.”
