Emlak Konut GYO has unveiled the latest phase of its Kuzey Adalar (North Islands) Project, a major residential development rising in Istanbul’s coastal district of Kartal. Developed in partnership with EPP and ŞUA İnşaat, the project combines contemporary architecture with enhanced quality of life, offering a new premium living area overlooking the Princes’ Islands.
As part of the “Yeni Yuvam Modeli” (New Home Model), buyers are offered interest-free, down-payment-free, no interim payments, and up to 60-month installment options, launched exclusively with the new sales phase.
With an investment value of approximately ₺30 billion, Kuzey Adalar is set to become one of Istanbul’s and Kartal’s new attraction centers thanks to its island views, generous green spaces, and comprehensive social amenities. The project consists of 15 blocks with 2,281 residences and 132 commercial units, accompanied by 45,000 m² of landscaping, a 25,000 m² unified garden, and 5,200 m² of social facilities.

Speaking at the launch event, Emlak Konut GYO General Manager Yasir Yılmaz stated:
“Kuzey Adalar is not only a modern living space but also a project that leads the development of the region. With an investment value of nearly ₺30 billion, we are implementing a significant project that will contribute to Turkey’s economy.”
Yılmaz emphasized the strong public interest in the Yeni Yuvam Modeli, which offers a savings-based, interest-free, down-payment-free, and fixed-installment financing system developed in collaboration with Emlak Katılım:
“This model provides citizens with predictable and stable payment plans based entirely on principal installments over up to 60 months. It supports financial stability while making homeownership more accessible.”
Project Details and Economic Impact
The Kuzey Adalar Project consists of a total of 2,413 independent units, including residences and commercial spaces. Highlighting the development’s value, Yılmaz described the project as:
“A new window opening from the city to the sea, and a symbol of the transformation that will elevate Kartal.”
Strong Financial Performance in Q3
Yılmaz also shared Emlak Konut’s 2025 third-quarter results:
4,832 units sold in the first nine months of 2025
Over ₺57 billion in pre-sales revenue
Compared to the previous year:
Sales volume increased 125%
Revenue increased 168%
The year-end target stands at 7,522 units sold and ₺77 billion in sales revenue.
Yılmaz added that Emlak Konut successfully completed 50 tenders in 2025, eight of which followed the revenue-sharing model, generating ₺56.57 billion in projected revenue, with ₺22.815 billion allocated to Emlak Konut.
EPP and ŞUA İnşaat Lead Implementation
EPP General Manager Alim Kaplaner highlighted the company’s experience, noting that EPP has played an active role in producing more than 75,000 housing units since 2018. He described Kuzey Adalar as:
“A new living center for Istanbul with its modern architecture, panoramic island views, and natural surroundings.”
Kaplaner provided further details:

The project is within walking distance of Marmaray Yunus Station, 15 minutes from Sabiha Gökçen Airport, and 5 minutes from the Princes’ Islands ferry pier. With easy access to the E5 highway and major bridges, Kuzey Adalar offers both urban convenience and coastal living.
Residents will benefit from underground parking, a swimming pool, sports facilities, children’s play areas, and a variety of housing options including spacious apartments, garden duplexes, villas, modern residences, and low-rise suite units.
