Fear of earthquake increased the number of houses for sale: Here are the most affected areas

The earthquake concern also affected the housing stock for sale in Istanbul. As a result of the increase in demand for areas that are stated to be safer by experts and the desire of many people to change their current residences, the housing market for sale has become active.

According to the research conducted by the real estate valuation platform Endeksa, the residences waiting to be sold in Istanbul increased by 49% in February. In Istanbul, where housing sales prices have increased by 156% in the last 1 year, the value increase was 6% in February. While the average square meter sales price of the residences in Istanbul was ₺25 thousand 882, the average housing price increased to ₺3 million 105 thousand 840.

MOST AFFECTED DISTRICTS

Housing stock for sale in the Princes’s Islands increased by 79%. The annual increase in value was 119%, and the value increase in February was 6%. The average square meter price in Adalar was ₺43 thousand 946, and the average housing price was ₺5 million 712 thousand 980.

In Sile, where housing prices increased by 7% in February, the stock of housing for sale increased by 75%. The average square meter sales price increased to ₺31 thousand 431, and the average housing price to ₺5 million 500 thousand 425.

Housing stock for sale in Beykoz increased by 72% in February. In Beykoz, where the value increase in February was 6%, the average square meter price of the houses was ₺46 thousand 627, and the average price was ₺9 million 418 thousand 654.

The stock of housing for sale in Bakirkoy increased by 66% in February. In Bakirkoy, where the value increase in February was 3%, the average square meter price of the residences was ₺52 thousand 087, and the average price was ₺7 million 031 thousand 745.

The stock of housing for sale in Buyukcekmece increased by 60% in February. The value increase in February was 7%. The average residential square meter sales price is ₺23 thousand 980, and the average housing price is ₺3 million 597 thousand.

In February, the stock of housing for sale in Kadikoy increased by 60%. The value increase in February was 5%. The average square meter sales price was ₺55 thousand 779, the average housing price was ₺7 million 418 thousand 607.

In February, the stock of housing for sale in Besiktas increased by 59%. While the value increase in February was 6%, the average residential square meter sales price was ₺73 thousand 557, and the average housing price was ₺10 million 297 thousand 980.

The stock increase for Sale in February was as follows in other districts; Beyoglu 51%, Sisli 48%, Catalca and Silivri 47%, Uskudar 46%, Bagcilar 44%, Gungoren and Maltepe 41%, Umraniye 40%.
