Foreigners bought more than 68 thousand real estate: Istanbul is at the top

Foreigners bought more than 68 thousand real estates in Turkey in the last year. Environment, Urbanization and Climate Minister Murat Kurum stated that the sale of property in Mardin, Kilis and Hatay, which is the center of attention of foreigners, is prohibited due to the fact that the zoned area exceeds 10%. On the other hand, the cities preferred by foreigners for both investment and settlement purposes were also revealed.

FOREIGNERS MOST PREFERED BEACH TOWNS IN ADDITION TO 3 LARGE CITIES

Foreigners preferred Istanbul, Izmir and Ankara as well as small coastal towns and authentic cultural regions for both investment and settlement. Environment, Urbanization and Climate Minister Murat Kurum stated that property sales are prohibited in Mardin, Kilis and Hatay, which are the focus of attention of foreigners, since the zoned area exceeds 10%. “All of these three provinces have been determined by the decision of the Council of Ministers in terms of public interest and national security, as areas where foreigners cannot own immovable property and limited real rights.”

While housing sales to foreigners broke a record with 68 thousand 600 thousand units last year, it is aimed to reach 70 thousand this year. Housing sales to foreigners increased by 43.5% last year compared to the previous year. Environment, Urban Planning and Climate Minister Murat Kurum answered questions about property sales to foreigners. According to the information given by the Minister Institution, Istanbul was the province where foreigners bought the most housing between November 2020 and November 2021 with 29 thousand. Antalya was followed by Antalya with nearly 12 thousand sales, Ankara with 3,464, Mersin with 2 thousand 256, Yalova with 1,829, Bursa with 1,666 and Izmir with 1,321. Trabzon was among the provinces with the highest sales of houses, with nearly 900 sales.

SALES PROHIBITED IN HATAY, KILIS, MARDIN

The Minister Kurum also responded to the criticism that Assyrians, Armenians and Greeks who are not Turkish citizens could not buy property in Hatay, Kilis and Mardin. The Minister Kurum said, “All of these provinces have been determined as areas where foreigners cannot acquire real estate and limited real rights with the decision of the Council of Ministers dated October 27, 2008 in terms of public interest and national security. In the provinces of Hatay, Kilis and Mardin, the acquisition of immovable by foreigners is prohibited, and anyone who is a citizen of the Republic of Turkey in these provinces can acquire immovable without discrimination of any color, language or race. In our country, there is no clear racial or religious community discrimination in the legislation applied for the acquisition of foreign real persons. Countries determined within the scope of the Land Registry Law can acquire real estate from our country.”

TRADING VALUE 40 IS BILLION

Last year, 64,500 of the immovables purchased by foreigners were residences, and the rest consisted of land, land and gardens. The purchase and sale value in the title deed reached ₺40 billion. Iran, Iraq, Russia and England are among the countries that have acquired the most real estate. Antalya, Alanya, Bodrum, Marmaris, Fethiye are among the regions that attract the most attention in terms of settlement.

Villa type residences, projects including social areas in site style, old stone houses, historical buildings are among the most demanded housing types. According to the data of the General Directorate of Land Registry and Cadastre, 279 thousand 88 foreign real persons have acquired a total of 280 thousand 736 immovable properties so far.
