Muğla has overtaken Istanbul to become Türkiye’s most expensive province for housing, according to the latest Housing Value Report prepared using data from Emlakjet and Endeksa.
The report shows that the average residential sale price per square meter across Türkiye rose to TL 41,703, while housing prices increased by 23.3% year-on-year in nominal terms. In inflation-adjusted real terms, the market recorded a limited monthly recovery.
Muğla Takes the Top Spot
Muğla recorded an average residential sale price of TL 87,244 per square meter, with the average home value reaching TL 11.34 million.
Istanbul ranked second, with an average price of TL 65,078 per square meter and an average home value of TL 7.16 million. The average home price in Istanbul increased by approximately TL 1.3 million over the past year in nominal terms.
Other provinces with high housing values included:
- Antalya: TL 55,495 per square meter; average home value of TL 6.10 million
- Izmir: TL 53,974 per square meter; average home value of TL 6.48 million
- Çanakkale: TL 53,387 per square meter; average home value of TL 6.19 million
Ordu Leads Annual Price Growth
Among Türkiye’s 30 metropolitan municipalities, Ordu recorded the fastest annual increase in residential prices, with the average price per square meter rising 32.4%.
Ordu was also the only city to move into positive territory in terms of real price changes. Ankara followed with a nominal annual increase of 28.7%, while Kocaeli recorded a 28.5% rise.
The latest figures indicate that housing values remain particularly high in coastal provinces and major metropolitan areas, despite the broader pressures facing the Turkish housing market.
