Ballast Nedam Development, the Netherlands-based subsidiary of Turkey’s Rönesans Holding, has completed the sale of 933 residential units in the Eleven Square project to Bouwinvest Residential Fund, the company announced.
According to the statement, the transaction has gone on record as the largest single residential sale ever completed in the Netherlands in terms of the number of homes, marking a milestone for the country’s housing market.
Located next to the iconic Johan Cruijff ArenA in Amsterdam, Eleven Square is set to become the city’s tallest residential tower upon completion, with a height of 145 meters. The project is being developed on a private site measuring 250 by 150 meters and will cover a total area of approximately 170,000 square meters—equivalent to the size of 28 football fields.
The Eleven Square development will comprise a total of 1,100 homes, alongside workspaces as well as cultural, sports, and entertainment facilities. The project aims to expand housing options for first-time buyers and students, while also contributing to the Netherlands’ annual housing demand of around 100,000 units.
The Amsterdam Municipality has already prepared the project site, and construction of the residential towers is planned to begin in the second quarter of 2026.
Sustainable Projects Across Europe
Ballast Nedam is active in developing sustainable residential and infrastructure projects across the Netherlands and other European countries. Johan Cruijff ArenA itself, built between 1993 and 1996, is among the company’s landmark projects.
Through canal developments, Ballast Nedam contributes to flood protection efforts in the Netherlands and addresses housing needs with modular and sustainable construction solutions. The company also aims to develop one of the country’s healthiest neighborhoods with the Cartesius Utrecht project, designed under the World Health Organization’s “Healthy Cities” program.
Other notable initiatives include the Green House and Horizons projects in Brabant Heeze, which focus on energy-positive living spaces built largely with natural materials such as wood and straw, serving as examples in the fight against climate change.
In infrastructure, Ballast Nedam has left its mark on more than 40 tunnels across the Netherlands. Major projects include the Gaasperdammertunnel, the country’s longest road tunnel, and the immersed Maasdeltatunnel. The company is also overseeing the expansion of the European Investment Bank’s headquarters in Luxembourg.
