The significant increase in house rents in recent years has forced not only students and seasonal workers but also young singles and retirees to rent rooms with shared living spaces (bathroom, kitchen, living room).
According to studies published in Spain, in 2023, Spaniards allocated 43% of their monthly salaries to rent, an increase of 2 percentage points from the previous year.
The situation has driven many single Spaniards to opt for room rentals, with rising tourist demand pushing room prices in major cities to unprecedented levels.
The real estate website “Fotocasa” reported that room rents have increased by 42% over the past 5 years, with the average room rent rising to 500 euros.
Demand for rental rooms increased by 26.2% in 2022 compared to the previous year, and prices saw an 8.3% increase.
A joint study by Rey Juan Carlos University, Observatorio Español del Seguro de Alquiler, and Fotocasa found that 44% of Spaniards who turned to room rentals did so because they could not afford to rent a house on their own.
The studies highlighted the growing number of retirees moving from rental houses to rental rooms.
On the other hand, it was found that room rentals, which are more difficult to tax, provide much higher income than house rentals.
Fotocasa’s data indicated that room rentals can bring up to 50% more income for landlords compared to house rentals. An average rent for a three-room, 80-square-meter house is 900 euros, while renting out the rooms can generate an income of 470 euros per room, totaling 1410 euros.
Madrid stands out as the city with the highest demand for room rentals in Spain.
Madrid, which holds 25% of all rental rooms in Spain, is starting to compete with major global cities known for high rental room prices, such as London, New York, and Tokyo.
