According to the results, considering the closing time of housing advertisements for sale in November, the average duration of house sales in Turkey decreased by 2 days compared to the same month last year and the average handover time of a residence was stated as 51 days.

The rise in average house prices for sale throughout Turkey and in the 3 metropolitan cities continued.

Turkey’s most recent “For sale” ads entered districts in November were, respectively, Istanbul’s Esenyurt and Kadikoy, Ankara’s Kecioren, Antalya’s Muratpasa, Istanbul’s Beylikduzu districts.

As of houses for sale across Turkey, winning the most value for two months in the district rankings in the leading position is Mugla’s Ula district, and Samsun’s 19 Mayis district, they have maintained their positions this month. Housing prices for sale increased 157% in Ula and 105% in 19 Mayis district.

On the price increase side, these two districts were followed by Kirklareli’s Demirkoy with 102%, Antalya’s Dosmealti with 101%, and Mardin’s Kiziltepe with 80%.

The only district in Turkey that lost value was Ankara’s Kizilcahamam district with a decrease of 1%.

When the average house rental prices are evaluated by the district, the district with the highest annual increase has become Antalya’s Dosemealti district with an increase of 84%. This district was followed by Antalya’s Kas with 83%, Sakarya’s Sapanca with 64%, Izmir’s Karaburun with 61%, and Gaziantep’s Nizip district with 60%, respectively. The highest decrease in house rents was in the Besiktas district of Istanbul with 34%.

The average sales period of houses for sale in Istanbul was determined as 52 days. The Prince’s Islands, which has been preferred by those who want to be away from the busy city life and live in a more calm and green environment in recent years, has become the most valuable district in Istanbul with an increase of 73% in the last 1 year. The Prince’s Islands is followed by Basaksehir and Sile with 51%, Beylikduzu with 49%, and Kadikoy with 45%, according to the annual increase in value.

In Istanbul, the district that gained the most value in the last year according to the average rental price was Sile with an increase of 36%. This district was followed by Avcilar with 33%, Catalca with 32%, Beylikduzu with 29%, and Arnavutkoy with 27%.

Golbasi continued to be the most valuable district in Ankara

In Ankara, which is the second city with the highest number of house sales, the average sales period of houses was determined as 40 days. With the effect of the mobilization that started with the realization of new housing projects and the new social reinforcement areas planned to be built in the district, Golbasi continued to be the most valuable district in Ankara with an annual increase of 72% in average house prices for sale in recent months.

Following Golbasi, Akyurt with 50%, Elmadag with 49%, Kecioren with 43%, and Sincan with 41% were listed as the prominent districts with annual increases in value.

In Ankara, the district with the highest increase in the average house rental price in the last year was Cubuk with 18%. This district was followed by Etimesgut with 17%, Kecioren and Polatli with 16%, and Altindag with 14%.

The earthquake in Izmir increased the prices of housing for sale

The average handover time of houses in Izmir was determined as 55 days. After the earthquake, Cesme, which attracted great interest by those who prefer low-rise houses with larger areas instead of living in high-rise buildings, came to the fore as the district that gained the most value with an increase of 72%.

Coastal towns, which have been popular recently due to the coronavirus pandemic, have been the regions preferred by those who want to live in detached houses due to the earthquake. Accordingly, Guzelbahce with 65%, Ula with 63%, Foca and Karaburun with 61% were ranked as the most valuable districts of Izmir.

After the earthquake, in Izmir, where dynamism was experienced in rental housing, the district where the highest increase occurred in the last year compared to the average house rental price was Karaburun with an increase of 61%. Dikili with 44%, Seferihisar with 39%, Guzelbahce with 35%, and Kemalpasa with 22% were among the other districts with the highest increase in average rent.
