Sales started in Kizilbuk REIT’s Marmaris Reserve by Kizilbuk project

Sales have started in Marmaris Reserve by Kizilbuk, which will be implemented in Mugla by Kizilbuk REIT with the assurance of Sinpas.

Speaking at the press conference held for the promotion of the project, Kizilbuk REIT General Manager Mahmut Sefa Celik stated that they have always realized different and profitable projects in the real estate sector, and said that their projects have always included unique concepts and firsts, and that they have implemented real estate investments that create satisfaction with the details they have.

Stating that the Marmaris Reserve by Kizilbuk project has been implemented in a very special and unique bay, Celik stated that the project is located by the sea.

Celik stated that the residents of the project, which will be implemented as fully furnished with the concept of ‘fully decorated & fully serviced’, can only take their suitcases and start a new life, and that there will be 82 houses in the project.

Stating that the investors who own the project will be able to enjoy both home and holiday comfort at the same time by benefiting from the hotel comfort services throughout the year, Celik emphasized that a limited number of Marmaris Reserve houses, which are offered for sale with advantageous payment plans and launch prices, are waiting for their investors.

‘Designed in 5-star hotel standards’

Mahmut Sefa Celik stated that the project will provide a great profit to the investor and continued his words as follows:

“Tourism revenue in Turkiye reached $46.2 billion in 2022 with an increase of 53.4% compared to the previous year. If we look at the first three months of this year, tourism income was realized as $8.6 billion. People’s need to rest, rejuvenate, travel, and spare time for themselves and their health has increased. Our project responds to a great need in this field. In addition, since July 2020, the date we put our timeshare project, which is rising again in Marmaris, for sale, our average timeshare price has gained 472%.”

Noting that they expect this strong increase, which has much higher returns against other investment instruments, to be realized in the Marmaris Reserve by Kizilbuk project, Celik said, ‘Houses designed in 5-star hotel standards according to the needs of our customers can be rented during unused time. Here, too, we will have a professional management approach.’

₺1.8 billion investment

Celik, General Manager of Kizilbuk REIT, noted that they think the return period of the investment will be 5-6 years and said, “When we consider the hotel occupancy rates and accommodation costs, we think that this period is quite reasonable. Occupancy rates in similar hotels are around 60-65%. When an investor buys the house and gives it to us to rent, we foresee a return on investment in 5-6 years.”

Stating that the investment value of the project is ₺1.8 billion, Celik said that the prices of flats are in the range of ₺16-45 million, and the flats vary in 12 different types, starting from 1+1 to 4+4.

‘We plan to deliver in December 2024’

Mahmut Sefa Celik stated that all of the houses, which are limited to only 82 apartments, were designed with all the needs of a family in mind in the project, all of which have panoramic sea views, and that they will be fully implemented from bedroom sets to white goods, from sitting groups to small household appliances.

Reminding that they organized a special invitation for their customers last week, Celik said, “The pre-sale of one third of the existing 82 apartments took place there. The number of apartments waiting to be sold is in the 50s. We plan to deliver in December 2024.”

Explaining that the residences will be decorated with colors that have a calm and relaxing effect and textures inspired by nature, Celik made the following statements:

“In addition to the natural resources of the region, such as the healing thermal waters, the project will also offer SPA facilities, an infinity pool with sea and forest views, thalassotherapy pools, Turkish bath, sauna, steam room, ice fountain, shock pools, shock showers, jacuzzi, massage rooms, hot stone beds, adventure showers, yoga, face/body treatment rooms, and relaxation areas for the use of the homeowners. In the project, in addition to common areas such as a private beach, thermal pool, and infinity pool, there are every detail for a pleasant and effortless life with housekeeping services in the comfort of a 5-star hotel.”
