170 thousand 408 houses were sold in August: TurkStat

Turkish Statistical Institute (TurkStat) presented the August 2020 real estate statistics. Accordingly, the number of housing sales across the country in August decreased by 25.7 percent compared to July and increased by 54.2 percent compared to August 2019. 170 thousand 408 houses were sold in August.

Istanbul covered the 17.8 percent of the August real estate sales with 30 thousand 292 sold houses, Ankara covered 10.1 percent with 17 thousand 131 sold houses, Izmir covered 6.5 percent with 11 thousand 145 sold houses. The least increase in housing sales was seen in Hakkari with 13 sold houses, Ardahan with 22 sold houses and Sirnak with 99 sold houses.

Mortgaged housing sales in August

Mortgaged housing sales increased by 122.6 percent in August compared to August 2019 and reached 76 thousand 19. The share of mortgaged sales in total housing sales was determined as 44.6 percent. Istanbul was ranked first with 15 thousand 367 sold mortgaged houses and had 20.2 percent share in total mortgaged sales. The province with the lowest mortgaged housing sales share in total housing sales was Hakkari with 2 houses.

Other housing sales were determined as 94 thousand 389, there was an annual increase of 23.6 percent in August. In this category, Istanbul ranked as first with 14 thousand 925 other housing sales and had 15.8 percent share. Istanbul’s share of other housing sales in total house sales was calculated as 49.3 percent. While Ankara ranked as second with 8 thousand 10 other housing sales, this province was followed by Izmir with 5 thousand 518 other house sales. The province with the least number of other housing sales was Hakkari with 11 houses.

52 thousand 123 houses were sold for the first time

The number of houses sold for the first time increased by 28.3 percent in August compared to August 2019 and reached 52 thousand 123. The share of the first sale in total housing sales was recorded as 30.6 percent in August.

In the first sales category, Istanbul took the highest share (15.5 percent) with 8,103 houses. Istanbul was followed by Ankara with 3 thousand 891 first sales and Izmir with 3 thousand 193.

Second-hand housing sales increased by 69.2 percent in August compared to August 2019 and reached 118 thousand 285. Istanbul ranked first in the second-hand category with 22 thousand 189 second-hand housing sales and had 18.8 percent share. Istanbul’s share of second hand sales in total housing sales was determined as 73.3 percent. Istanbul was followed by Ankara with 13 thousand 240 second hand sales and Izmir with 7 thousand 952.

3 thousand 893 houses were sold to foreigners

The number of houses sold to foreigners increased by 8 percent in August compared to August 2019 and reached 3,893. In this category, Istanbul ranked first with 1648 houses, followed by Antalya with 784 sales, Ankara with 288 sales, Mersin with 148 sales and Yalova with 133 sales. Iranian citizens bought 640 houses from Turkey while Iraqi citizens bought 592, Russian citizens bought 366, Afghan citizens bought 156 and Azerbaijani citizens bought 154 houses in August.

Housing sales increased by 42.6 percent in the January-August period

In the January-August period, housing sales increased by 42.6 percent compared to the same period of the previous year and reached 1 million 24 thousand 534. In this period, mortgaged house sales increased by 263.7 percent to 473 thousand 144, while other sales types decreased by 6.3 percent to 551 thousand 420. Also, houses sold for the first time increased by 11.2 percent and reached 317.832 while second-hand house sales increased by 63.3 percent and reached 706 thousand 702 in this period.
