Following the increase in rents and house prices, a social housing project was prepared by the Ministry of Environment, Urbanization and Climate Change with the instruction of President Recep Tayyip Erdogan.
In this context; 500 thousand houses will be built in 81 provinces, 250 thousand residential plots will be sold under favorable conditions. Low-income people who do not have a home will be able to have a home as if they were paying rent.
President Recep Tayyip Erdogan announced the details of the largest social housing project in the history of the Republic at the Bestepe Millet Congress and Culture Center.
”It will lead to more than ₺2 trillion of economic activity”
President Erdoğan said that the project, which will be realized with an investment of ₺422 billion, will lead to an economic activity of more than ₺2 trillion with the multiplier effect.
Stating that the project will make a positive contribution to reducing the high rent and housing prices, Erdogan said, “The social housing, which will contribute at least 100 thousand new employments, will also play a pioneering role in Turkiye’s urban transformation, and with the first phase of the project, over 1 million citizens will be moved from unhealthy areas to safe houses.”
According to Erdogan’s statement, the project will consist of 500 thousand social housing, 250 thousand residential land and 50 thousand workplaces.
Applications start on September 14
Only one application can be received from a household for social housing.
In the new social housing, quota will be reserved for young people, retirees, relatives of martyrs, veterans and disabled people. Those born after September 1991 can apply for the youth category.
Applications for the project, which will cover 81 provinces and all districts, will start on 14 October 2022 and will continue until the end of October.
How many quotas will be allocated to whom?
5% of the housing project to be completed between 2023 and 2028, that is 12 thousand 500 houses, will be reserved for the relatives of martyrs and veterans.
The number of residences to be allocated to disabled citizens will be 12,500, which corresponds to 5%.
For retirees and young people between the ages of 18-30, 50 thousand residences, corresponding to 20%, will be allocated separately. The remaining 50% of the quota will be reserved for other citizens.
In which provinces will the projects take place?
Within the scope of the project, the houses will be in 81 provinces and the lands will be in 7 regions. The maximum number of residences will be in Istanbul with 50 thousand. 18 thousand in Ankara, 12 thousand 400 in Izmir, 10 thousand in Gaziantep and 8.650 in Bursa.
2+1 houses will be ₺608 thousand
Within the scope of the housing project, which has a local and horizontal architecture, the price of 2 + 1 apartments was determined as ₺2 thousand 280 installments and 240 months maturity.
For 3+1 flats, there will be ₺3,187 installments and 240 months maturity. The apartments will be zero waste compatible, energy efficient and climate friendly.
Land for housing with 100 thousand infrastructure
For the first time, TOKI will sell electricity, water, stabilized road infrastructures and ready-to-construction plots whose plans have been completed.
Low-income citizens will be given the opportunity to build their own houses in the city periphery. The lands in 7 regions will be offered to citizens at prices below market prices, interest-free and with long terms.
At the first stage, land suitable for the construction of 100 thousand houses will be offered, and this will especially stimulate the construction and construction materials sector.
Plots of 350 to 500 square meters will be on sale for 10 years with installments starting from ₺1604.
10 thousand industrial sites will be established
For the first time since its establishment, TOKİ offers a workplace to our small and medium-sized industrialists. Thanks to this project, it will not only enable our citizens to have a workplace, but also contribute to employment. Citizens will be able to own a workplace with a 10% down payment, with installments starting from ₺2,633, with a maturity of 120 months.
There will be industrial areas that will accommodate dozens of different sectors, from small businesses dealing with repairs, to auto repair shops, from furniture makers to machine manufacturers.
10 thousand industrial sites will be established in 28 provinces, 1,000 in Ankara, 500 in Adana and 700 in Izmir.
The application requirements will be as follows:
To be a Turkish citizen, to be registered with the population of the province where the project is located or to be active in that province, to be over the age of 18, to have Mastery Certificate, Business Opening Certificate, Relevant Chamber Registration Certificate or being a Taxpayer, documents showing e-commerce nace code etc. information, that he, his wife and his children under the age of 18 do not have an industrial shop, the application fee of ₺2 thousand is paid to the Concentration Bank Branch.
