
ISTANBUL — Turkish investors are increasingly tailoring their overseas property purchases to specific personal and financial objectives, with Greece emerging as the preferred destination for access to the Schengen Area, while the United Kingdom remains the top choice for prestige, education, and long-term lifestyle benefits.
According to industry representatives, Turkish demand for international real estate remains strong despite changing market conditions. Rather than focusing solely on investment returns, buyers are selecting countries based on their intended use of the property, such as obtaining residency rights, facilitating international travel, securing better educational opportunities for their children, or diversifying their assets.
Greece continues to attract the largest share of Turkish investors seeking residency through property investment, largely because its Golden Visa program provides residence rights and visa-free travel throughout the Schengen Area. The country’s proximity to Türkiye, relatively accessible investment thresholds, and strong tourism market have further reinforced its appeal.
The United Kingdom, meanwhile, remains a favored destination among affluent Turkish buyers prioritizing internationally recognized education, a prestigious address, and access to one of the world’s leading financial centers. Although the UK’s investor visa program has ended, demand for residential property continues, particularly among families planning for their children’s education and long-term residence.
Industry experts noted that investor preferences are becoming increasingly diversified. While Greece is primarily viewed as a gateway to Europe through Schengen access, countries such as Spain, Portugal, Dubai, and the United States also attract Turkish buyers seeking different combinations of investment returns, residency opportunities, and lifestyle advantages.
Real estate consultants expect overseas property investments by Turkish citizens to remain resilient, driven by the desire for international mobility, wealth diversification, and access to global education and business opportunities.
