Türkiye’s Ministry of Treasury and Finance and Ministry of Environment, Urbanization, and Climate Change have set the normal construction cost values per square meter that will form the basis for real estate tax calculations in 2026. The updated rates were published in the Official Gazette as part of the Real Estate Tax Law General Communiqué.
For residential buildings, the minimum and maximum per-square-meter construction costs will range as follows:
- Luxury construction: ₺9,934.52 – ₺21,776.1
- First-class construction: ₺4,192.52 – ₺14,562.37
- Second-class construction: ₺2,953.45 – ₺9,866.25
- Third-class construction: ₺997.65 – ₺6,719.7
- Simple construction: ₺474.7 – ₺3,030.52
The communiqué also revises construction cost values for non-residential buildings such as factories, hotels, hospitals, cinemas, banks, schools, and swimming pools.
These updated figures will be used in calculating real estate taxes for 2026, reflecting changes in building material costs, labor expenses, and market conditions.
