UAE: Ras Al Khaimah Unveils $6.8 Billion EVERMORE Waterfront Mega Development on Marjan Beach

BEYOND Developments has unveiled EVERMORE, its first fully master‑planned destination on Marjan Beach in Ras Al Khaimah. This marks a significant milestone in the company’s 2026 growth strategy and its expansion beyond Dubai.

Positioned as a long‑term cultural and residential district, EVERMORE introduces a new vision for waterfront living. It blends French classical elegance with contemporary architecture, lush landscapes, and human‑centred placemaking.

Set on a prime beachfront site directly opposite Wynn Al Marjan Island, EVERMORE occupies one of the most strategic plots within the emirate’s emerging Beach District. The development is framed by uninterrupted sea views on one side. Meanwhile, what will become Marjan’s largest botanical garden sits on the other. This creates a setting where architecture, hospitality, and public spaces are interwoven with water and greenery.

Designed for a fully pedestrian environment

The masterplan is anchored by 250,000 square meters of landscaped open space, including a central botanical garden, and is designed as a fully pedestrian environment. Shaded walkways and green corridors connect the garden to 3.5 kilometers of accessible beachfront. In turn, this reinforces walkability, wellbeing, and year‑round outdoor living.

The destination integrates residential, hospitality, and retail components, including 1 million square feet of hospitality and branded residences, alongside a festival plaza, botanical souks, an F&B village, and a continuous beachfront promenade.

EVERMORE’s launch was staged through an immersive, multisensory experience that translated the spirit of the masterplan into a live narrative, using light, sound, and theatrical storytelling to evoke the destination’s future character. Architecturally, the development reinterprets classical French principles — proportion, symmetry, and timeless order —through a modern lens. The design features cascading buildings intended to maximise views, daylight, and privacy. Additionally, comfort is enhanced through wind‑flow strategies, shaded routes, and dense greenery.

Conceived as a generational destination, EVERMORE aligns with Ras Al Khaimah’s Vision 2030. It also contributes to the emirate’s evolving urban and economic landscape.
