Important notice for rental taxes: The new period for rent declaration starts on March 1

The period for digital verification of the landlord’s rent declaration by tenants begins on March 1. The aim of the application is to detect those who show low rental prices, those who make false or no declarations, and to prevent tax loss and evasion.

According to the news in Ekonomim, the application regarding rent has also been added to the steps taken within the scope of combating informality.

In this context, the Revenue Administration (GIB) published the “Rent Notification Form” for tenants from the Digital Tax Office. If tenants are subscribers to the Digital Tax Office, they can access the form by logging into the system with their user information and password. Access to the necessary information can also be achieved with the e-Devlet password. When you enter the application, “Dear taxpayer, you can support the fight against the informal economy by filling in the information.” text is seen.

With this method, it will be possible to compare the rental income declared by property owners with the declarations of tenants. Thus, those who show low rental prices, make false declarations, or make no declarations at all will be detected. This step is expected to play an important role in preventing tax loss and evasion.

REALTORS ARE FOLLOWING THE PROCESS CLOSELY

Hakan Akcam, President of Ankara Professional Chamber of Real Estate Agents (ATEM), while evaluating the application of GIB, said that the personnel in the tax office directorates have been going to the field for a long time, visiting tenants and homeowners and asking questions about rents there. Akcam said, “Information is obtained from the citizen by asking questions such as ‘How much is your rent, how much has your rent increased since the past years, what is the IBAN number to which you deposited your rent, did you rent the house through a real estate consultant or landlord?’ If he or the relevant person is not present, a notice is left at the house. Real estate agents are also inspected with questions.”

Pointing out that citizens are now able to answer these questions in the “Rent Notification Form” section of the Digital Tax Office, Akcam stated that the declarations of the landlords are compared with the information provided by the tenants. Akcam pointed out that if the information is not kept in this process, criminal sanctions will be applied and said:

“Landlords are obliged to submit a rental declaration every year. The number of those who show low rent, make false declarations or do not declare at all is quite high. This is a good study to determine this.”

THE DECLARATION PROCESS WILL START ON MARCH 1

Akcam reminded that the declaration filing process is approaching and gave the following warnings to homeowners:

“Rent declarations begin to be submitted as of March 1. Declarations can be submitted via the Internet portal of the Revenue Administration. If there is a problem with the portal, they can also get support from a financial advisor or accountant. Once the citizens fulfill their responsibilities and pay their taxes, there is no environment to fear. There are also certain exceptions to the rental tax. Those whose annual rental income is less than ₺33 thousand are exempt from tax. Rental income above this amount is taxed.”
